The reworked proposal calls for a 22-storey mixed-use building rising from an 8-storey podium to a total height of 77.05m, increased from 62.75m. The building would contain 330 rental units, up from 258 units previously approved. A new Gross Floor Area of 22,995m\u00b2 would result in a Floor Space Index of 7.02 times coverage of the 3,275m\u00b2 site, up from to 6.0 times under the earlier plan. Residential space would account for 22,663m\u00b2, with 332m\u00b2 of ground-floor commercial space, a significant reduction from the earlier plan\u2019s 1,404m\u00b2 non-residential component that included medical office uses.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60292\/60292-193442.jpg\" data-entity-uuid=\"insert-display_default-89fbb024-b284-499d-b72e-9dfabeb8cab0\" data-entity-type=\"file\" alt=\"Site plan, 1613 St Clair West, Toronto, designed by SvN for Clifton Blake Group\" title=\"Site plan, designed by SvN for Clifton Blake Group\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60292\/60292-193442.jpg', true, 'Site plan, designed by SvN for Clifton Blake Group'); return false;\"><span class=\"image-description\">Site plan, designed by SvN for Clifton Blake Group<\/span><\/p>\n<p dir=\"ltr\">The unit mix would comprise 39 studios, 106 one-bedroom units, 142 two-bedroom units, and 43 three-bedroom units, increasing the share of larger suites relative to the earlier proposal. The building would be served by three elevators, equating to an elevator ratio of one per 110 units, meaning that high speed motors would be required for acceptably prompt service. \u00a0Resident amenities would include 749m\u00b2 of indoor and 1,255m\u00b2 of outdoor areas. Indoor amenity rooms are planned at Levels 2, 3, 4, and the rooftop, while outdoor amenity spaces are located at ground level, Level 2, and the roof.\u00a0<\/p>\n<p dir=\"ltr\">A 137m\u00b2 POPS (Privately Owned Publicly-accessible Space) is also proposed along the west side of the site, accessed from St Clair via a walkway, with landscaped setbacks and connected to the ground-floor commercial space.<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60292\/60292-193443.jpg\" data-entity-uuid=\"insert-display_default-b8f1f14d-4db8-4111-97d9-28fe8c35cb07\" data-entity-type=\"file\" alt=\"Ground floor plan, 1613 St Clair West, Toronto, designed by SvN for Clifton Blake Group\" title=\"Ground floor plan, designed by SvN for Clifton Blake Group\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/01\/60292\/60292-193443.jpg', true, 'Ground floor plan, designed by SvN for Clifton Blake Group'); return false;\"><span class=\"image-description\">Ground floor plan, designed by SvN for Clifton Blake Group<\/span><\/p>\n<p dir=\"ltr\">Two underground levels are proposed, accommodating a total of 104 vehicle parking spaces, including 86 long-term residential spaces and 18 short-term and visitor spaces, up from the 99 spaces previously approved. Bicycle parking would increase more substantially, rising from 263 spaces in the earlier plan to 373 spaces, including 299 long-term residential, 70 short-term residential, and 4 short-term commercial spaces.<\/p>\n<p dir=\"ltr\">There are TTC stops at the intersection. The 512 streetcar runs in a dedicated right-of-way along St Clair Avenue West, providing frequent east\u2013west service to and from Line 1 to the east. Buses provide north\u2013south connections along Caledonia, meeting Line 2 at Dundas West station to the south, and the upcoming <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/eglinton-line-5-go-caledonia-station.7577\" target=\"_blank\">Caledonia station<\/a> on <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/eglinton-line-5.47725\" target=\"_blank\">Eglinton Line 5<\/a> to the north. At St Clair Avenue West and Caledonia Road, proposals include <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1500-st-clair-west.45585\" target=\"_blank\">1500 St Clair West<\/a> at 15 and 17 storeys, alongside <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1492-st-clair-avenue-west.58917\" target=\"_blank\">1492 St Clair Avenue West<\/a> at 18 storeys. Further west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1745-st-clair-west.39653\" target=\"_blank\">1745 St Clair Avenue West<\/a> is planned at 11 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/290-old-weston-road.43031\" target=\"_blank\">290 Old Weston Road<\/a> at 25 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1799-st-clair-west.45936\" target=\"_blank\">1799 St Clair West<\/a> calls for three towers from 30 to 45 storeys.
