Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/rafael-bigauskas-architects.8044\" target=\"_blank\">Rafael + Bigauskas Architects<\/a>, a new rendering of the 37-storey Phase 1 tower has been released. In response to comments from City staff, Fora Developments advanced a substantially revised scheme in <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/news\/2024\/06\/proposal-beside-bloor-goupx-grows-size-and-new-public-space.56304\" target=\"_blank\">June, 2024<\/a>, increasing height and density while introducing a publicly accessible park and POPS (Privately Owned Publicly-accessible Space). It is currently occupied with low-rise commercial buildings, including a single-storey grocery store and a two-storey structure housing retail and service uses, alongside surface parking. In the surroundings are a mix of low- to high-rise residential buildings, active retail along Dundas and Bloor, and expanding transit infrastructure.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/02\/60325\/60325-193584.jpg\" data-entity-uuid=\"insert-display_default-1598bca4-f3c0-40a5-bdbc-4a39e2faadab\" data-entity-type=\"file\" alt=\"2400 Dundas West, Toronto, Google Maps\" title=\"Looking northeast to the current site, image retrieved from Google Maps\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/02\/60325\/60325-193584.jpg', true, 'Looking northeast to the current site, image retrieved from Google Maps'); return false;\"><span class=\"image-description\">Looking northeast to the current site, image retrieved from Google Maps<\/span><\/p>\n<p dir=\"ltr\">Now at the more architecturally detailed Site Plan Approval stage, the phasing plan ensure that the existing grocery store on the site can remain open during phase 1 construction, before moving into the base of the new tower. Phase 1&#8217;s 37-storey tower would rise 130.95m, while phase 2&#8217;s 25-storey and 42-storey towers would rise 90.8m and 142.8m respectively.<\/p>\n<p dir=\"ltr\">Across both phases, the project would deliver 1,193 purpose-built rental units, a reduction from the 1,215 units proposed previously. The unit mix would comprise 205 studios, 571 one-bedrooms, 294 two-bedrooms, and 123 three-bedroom units, including 67 affordable rental units, while retaining a fully rental tenure. Phase 1&#8217;s 437 suites would be served by 4 elevators, one for every 109 suites. Phase 2&#8217;s 25-storey tower with 260 suites would be served by 3 elevators, of 1 per 87 suites, and the 42-storey tower&#8217;s 496 suites would be served by 5 elevatos, or one for every 99 suites. Residential space would account for 71,589m\u00b2, supported by 3,032m\u00b2 of retail and 97.9m\u00b2 of office space. Plans call for 2,449m\u00b2 of indoor amenities and 2,505m\u00b2 of outdoor amenity areas, overall. Bicycle parking has been reduced slightly, with 1,075 long-term and 240 short-term residential spots, alongside 37 non-residential spaces, compared to the previous total of 1,373 spaces.\u00a0<\/p>\n<p dir=\"ltr\">Transit access remains one of the project\u2019s defining attributes, with the site positioned roughly 50m away, or about a one-minute walk from Bloor GO \/ Union Pearson Express station. Dundas West station sits approximately 200m to the southwest, or a three-minute walk. To the north, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2475-dundas-street-west.56608\" target=\"_blank\">2475 Dundas Street West<\/a> has been proposed at 29 storeys, while to the southwest there are proposals at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1728-bloor-west.51773\" target=\"_blank\">1728<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1730-bloor-street-west.55954\" target=\"_blank\">1730 Bloor Street West<\/a> for 19 and 25 storeys respectively. The 13-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/westbend-residences.42437\" target=\"_blank\">Westbend Residences<\/a> is now completing construction. A cluster of developments is also planned to the southeast, including <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/72-perth.45042\" target=\"_blank\">72 Perth<\/a> at 19 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1425-bloor-west.42853\" target=\"_blank\">1425 Bloor Street West<\/a> at 20 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/1439-bloor-west.47225\" target=\"_blank\">1439 Bloor Street West<\/a> reaching 33 storeys.
