The site is currently developed with the Mercedes-Benz Toronto Downtown dealership, a five-storey showroom and service facility. Phase 1 would reach 154.5m, while Phase 2 would reach 160.55m, with 75,233m\u00b2 of Gross Floor Area, yielding a Floor Space Index of 11.9 times coverage of the 7,283m\u00b2 assembly. Residential space would account for roughly 73,902m\u00b2, supported by 188m\u00b2 of retail at grade in Phase 1 and 1,143m\u00b2 of non-residential space in Phase 2 dedicated to automotive use. Vertical circulation would be handled by five elevators per tower, resulting in roughly one elevator per 120 units, indicating high-speed motors would be required for adequate response times.<\/p>\n<p dir=\"ltr\">The site layout and massing are shaped by several key constraints, including a Limiting Distance Agreement with the neighbouring lands to the west that establishes protected setback zones and secures a minimum 25m tower separation, as well as TRCA-regulated slope conditions along the eastern edge overlooking the Don River Valley. Below grade, the project would include five underground levels. In total, 366 vehicular parking spaces are proposed, including 27 resident spaces, 15 visitor spaces, and 324 spaces dedicated to the automotive dealership function. The location is within 2km of three future <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-3.47842\" target=\"_blank\">Ontario Line 3<\/a> stations: <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-riverside-leslieville-station.47573\" target=\"_blank\">Riverside\u2013Leslieville<\/a>, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/ontario-line-corktown-station.47571\" target=\"_blank\">Corktown<\/a>, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/east-harbour-go-ontario-line-station.54466\" target=\"_blank\">East Harbour<\/a>. To the southeast, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/33-davies.45270\" target=\"_blank\">33 Davies<\/a> is a stale proposal of 15 storeys, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/oak-heights.9504\" target=\"_blank\">Oak Heights<\/a> to the north would rise 32 storeys. Northwest, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/regent-park-phases-4-and-5.48239\" target=\"_blank\">Regent Park Phases 4 and 5<\/a> are planned to include 13 buildings, ranging from 6 to 39 storeys.
