Just one tower crane remains active over Exchange District Condos<\/a> in Mississauga City Centre, as the 72-storey EX3 advances toward becoming the tallest of the development’s four towers. Designed by Arcadis<\/a> for Camrost-Felcorp<\/a>, UrbanToronto\u2019s previous update on the mixed-use community south of Square One Shopping Centre was in September, 2025<\/a>. Since then, attention has turned to EX3, set to become Mississauga\u2019s second-tallest tower at 72 storeys, behind the 77-storey M3<\/a> at M City<\/a>.<\/p>\n In October, EX3 is several floors taller than the completed 30-storey EXS to the south (front-right) and closing in on the height of the topped-off 42-storey EX2 to the north (back-left), with its yellow-glazed mechanical penthouse. To the east is the 60-storey EX1 (back-right). The tower crane remains over EX3, alongside a red concrete boom pump.\u00a0<\/p>\n One month later, we see the 60-storey EX1 at the southeast end, its magenta-glazed mechanical penthouse complete and a construction hoist still tracking up the south elevation. To the west, EX3 continues its ascent, featuring the stacked-box massing that echoes EX1\u2019s offset volumes in raw concrete, awaiting its future blue-accented crown and full cladding.<\/p>\n Along Burnhamthorpe Road West in December, podium and streetscape works are advancing at grade between EX1 (left) and EX2 (right). A patterned sidewalk is installed, featuring alternating dark and light rectangular modules framed by a contrasting reddish band. The podium is largely enclosed, combining curtain wall glazing, black metal panel cladding, and lighter stone-toned precast elements, with entrance canopies over retail frontages. Further along the base between the two towers, insulation panels and blue weatherproofing are visible.<\/p>\n By January, 2026, EX3 has climbed to roughly the 46th floor. The first three stacked six-storey volumes are largely enclosed with alternating white and black metal panels and vision glazing. Bands of blue weatherproofing trace exposed slab edges where additional cladding is pending. To the left, the 42-storey EX2 stands topped off with its yellow mechanical penthouse complete, though the uppermost residential floor below remains exposed concrete with blue weatherproofing, awaiting final panels and glazing.<\/p>\n In this close-up, EX3\u2019s upper levels are wrapped in perimeter scaffolding. The active floorplate at the top is defined by slab-edge formwork and shoring posts. Two construction hoists run along the visible elevations.<\/p>\n At grade, work is concentrated along EX3\u2019s podium where the curved third-floor slab projects over the second level, forming a sweeping canopy line. Tall, rounded concrete columns wrapped in blue weatherproofing support the overhang, while steel framing is in place to receive the curved curtain wall glazing. The first two storeys remain largely exposed concrete, in contrast to the dark metal panels and glazing already installed above. Boom lifts and site equipment cluster along the fenced frontage.<\/p>\n A drone view from this month situates Exchange District within the Mississauga City Centre skyline. To the west, the 72-storey EX3 continues its climb, projected to top off later this year. The offset massing and contrasting crown colours establish a distinct identity in the district.<\/p>\n Exchange District\u2019s towers will range from 96m (EXS) to 232m (EX3), with the topped-off<\/a> M3 standing as the city\u2019s tallest at 260.29m.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
