Three towers ranging from 30 to 35 storeys are proposed to replace a one-storey commercial plaza and place of worship at 9441 Markham Road<\/a>, south of Mount Joy GO station in Markham\u2019s Mount Joy neighbourhood. Designed by Wallman Architects<\/a> for Sunny Communities<\/a>, in partnership with Cham Shan Temple<\/a>, the project would rise within the Mount Joy Major Transit Station Area in the northern Greater Toronto Area.<\/p>\n The 14,577m\u00b2 site is located on the east side of Markham Road, roughly 200m south of Bur Oak Avenue. The rectangular property is currently occupied by a one-storey commercial building containing retail uses and a temple, fronted by expansive surface parking. The site is bounded by a car dealership to the south, emerging towers across Markham Road, and to the east, the Stouffville rail corridor and surrounding low-rise detached housing.<\/p>\n To advance the redevelopment, applications have been submitted for a Draft Plan of Subdivision and a Zoning By-law Amendment. The redevelopment would reorganize the property into two primary development blocks divided by a new east-west public street, along with a park block and lands reserved for a future north-south road along the rail corridor. The south block would contain a 30-storey tower (104.6m) and the north block two 35-storey towers (123.2m), with four-storey podiums for both blocks.\u00a0<\/p>\n Across the site, the proposal would deliver 1,218 condominium units within a total Gross Floor Area (GFA) of 90,928m\u00b2, achieving a Floor Space Index of 6.24. Residential space would account for 87,086m\u00b2. The north building contains 877 units and approximately 65,509m\u00b2 of GFA, including about 1,850m\u00b2 of retail frontage and 1,852m\u00b2 of temple space distributed across the third through fifth floors. The south building would house 341 units within approximately 25,419m\u00b2 of GFA, including 254m\u00b2 of retail space. The unit mix would comprise 819 one-bedroom and 399 two-bedroom suites, with no studio or three-bedroom units proposed.<\/p>\n Amenity space would be concentrated on the fifth floor of both buildings, where indoor facilities connect directly to outdoor podium terraces. In total, 2,192m\u00b2 of indoor amenity space and 2,192m\u00b2 of outdoor amenity space are proposed. At grade, a 0.15ha public park is planned as a separate block, intended to expand the local open space network and frame the new internal street. Along the eastern edge of the site, a 28m rail buffer, incorporating a crash wall, would separate the development from the Stouffville corridor, while the three towers would maintain a minimum separation of 25m between tower faces.<\/p>\n Two levels of underground parking would serve the development. A total of 453 vehicular parking spaces are proposed, including 367 residential spaces, 82 visitor spaces, and 4 institutional spaces. Bicycle parking would total 1,167 spaces, comprising 974 resident spaces, 183 visitor spaces, and 10 spaces dedicated to retail uses.<\/p>\n Mount Joy GO station on the Stouffville Line is approximately 500m from the site, or about a seven-minute walk. Surface transit includes GO, TTC, and York Region Transit buses. For cyclists, there is a shared pathway within the Markham Road boulevard and nearby shared roadways, with a dedicated bike lane along Castlemore Avenue to the northwest.<\/p>\n Development momentum continues to build around the station. To the south, Platform 68<\/a> proposes a pair of towers at 37 and 42 storeys. To the north, Joy Station<\/a> is under construction with two 22-storey towers framing the station area. Additional proposals nearby include Station Town<\/a> at 18 storeys, Joy Station Phase 2<\/a> at 27 and 33 storeys, and a 42-storey tower planned for 77 Anderson Avenue<\/a>.<\/p>\n UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
