Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/kirkor-architects-and-planners.8014\" target=\"_blank\">KIRKOR Architects and Planners<\/a>, its two towers would rise steps from the Milvan Rumike stop on the new Finch West Line 6 LRT, roughly halfway between Islington Avenue and Weston Road. The western edge abuts Duncanwoods Greenbelt Park, part of the City\u2019s Natural Heritage System. The pair would deliver a total of 1,136 condominium units, an increase from 998, across 75,165m\u00b2 of Gross Floor Area (GFA). Of that total, 68,760m\u00b2 would be residential and 6,405m\u00b2 non-residential, yielding a net Floor Space Index of 6.43 times coverage of the 12,677m\u00b2 site. The east building would concentrate the project\u2019s retail component, providing 807m\u00b2 of street-facing commercial space at grade and a 3,406m\u00b2 grocery store above. The total 6,405m\u00b2 of non-residential GFA is a decrease from the previous 14,645m\u00b2. Office uses have been removed, contributing to the significant reduction in employment floor space from roughly 20% of total GFA to 8.5%. The proposal includes 220 vehicular parking spaces (153 for residents, 15 for visitors, and 52 for non-residential uses), up from 200 spaces. Bicycle parking would total 881 spaces, up from 835, comprised of 774 long-term and 81 short-term residential spaces, plus 9 long-term and 17 short-term retail spaces, with an additional 12 publicly accessible short-term spaces at grade.\u00a0<\/p>\n<p dir=\"ltr\">The revised concept includes a 993m\u00b2 public park at the southwest corner beside a 10m-wide natural buffer spanning 983m\u00b2 to be conveyed to the Toronto and Region Conservation Authority.\u00a0<\/p>\n<p><imgx class=\"image-display_default\" src=\"https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/02\/60464\/60464-194382.jpg\" data-entity-uuid=\"insert-display_default-9248ee3f-1feb-4dbf-a2f0-75f0ed1812e7\" data-entity-type=\"file\" alt=\"Aerial view, 2450 Finch Avenue West, Toronto\" title=\"An aerial view of the site and surrounding area, image from submission to City of Toronto\" onclick=\"photo('https:\/\/cdn.skyrisecities.com\/sites\/default\/files\/images\/articles\/2026\/02\/60464\/60464-194382.jpg', true, 'An aerial view of the site and surrounding area, image from submission to City of Toronto'); return false;\"><span class=\"image-description\">An aerial view of the site and surrounding area, image from submission to City of Toronto<\/span><\/p>\n<p dir=\"ltr\">The site is located approximately 45m west of the Milvan Rumike stop on the LRT, and about 230m east of the Duncanwoods stop. Cycling connections include elevated bike lanes installed along much of the Finch LRT corridor and the entrance to the Humber River Recreational Trail at Bluehaven Park, located approximately 355m to the south.<\/p>\n<p dir=\"ltr\">The proposal would represent the largest development planned immediately around the Milvan Rumike stop. Further east, near the Emery stop, a cluster of mid- and high-rise projects includes a 15-storey proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2370-finch-west.29885\" target=\"_blank\">2370 Finch West<\/a> and a 30-storey building planned for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/2405-finch-avenue-west.43597\" target=\"_blank\">2405 Finch Avenue West<\/a>. At <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/19-toryork.46400\" target=\"_blank\">19 Toryork<\/a>, four towers ranging from 27 to 36 storeys are in the pipeline, while <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/3406-3434-weston-road.53945\" target=\"_blank\">3406\u20133434 Weston Road<\/a> would introduce 35- and 39-storey towers. Meanwhile, the <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/casa-emery-village.56679\" target=\"_blank\">Casa Emery Village<\/a> masterplanned community has already delivered <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/casa-emery-village-phase-1-primo-tower.56678\" target=\"_blank\">Phases 1<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/casa-emery-village-phase-2.56677\" target=\"_blank\">2<\/a>, with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/casa-emery-village-phases-3-4.26495\" target=\"_blank\">Phases 3 and 4<\/a> proposing five additional towers between 25 and 48 storeys.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
