The lands include the Filmores Hotel building, along with adjacent parcels and a three-storey detached house currently operating as a licensed rooming house. A rear parking area forms part of the assembly. Marketed as Elektra Condos, the proposal called for a high-rise incorporating the retention of the historic Filmores facade. In December, 2023, the rezoning was approved by the Ontario Land Tribunal. The revised mix includes 148 studios, 183 one-bedroom units, 157 two-bedroom units, and 54 three-bedroom units, while the earlier plan emphasized one-bedroom-plus-den suites. To the west, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/toronto-metropolitan-university.7811\" target=\"_blank\">Toronto Metropolitan University<\/a> has proposed a 14-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/tmu-science-building.35332\" target=\"_blank\">Science Building<\/a>, while a 36-storey residential tower is planned at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/295-jarvis-street.32546\" target=\"_blank\">295 Jarvis Street<\/a> to the northwest. South of the site, a 52-storey tower has been proposed at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/239-dundas-east.47508\" target=\"_blank\">239 Dundas Street East<\/a>, with additional high-rise projects nearby, including <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/primrose-hill.43886\" target=\"_blank\">Primrose Hill<\/a>\u2019s 39- and 40-storey towers to the southeast and a 46-storey proposal at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/214-230-sherbourne.49870\" target=\"_blank\">214\u2013230 Sherbourne Street<\/a>.
