After revisions and a settlement with the City in 2023, the proposal was approved in principle by the OLT in March, 2024, with a final order issued in July, 2025. This represents a modest gain over the previously approved 10,738m\u00b2, driven by an additional 508m\u00b2 of residential space, bringing the residential component to 10,805m\u00b2, while non-residential GFA remains unchanged at 442m\u00b2. Indoor amenity space would now total 317m\u00b2, up from 105m\u00b2 previously, with outdoor space adjusted slightly downward to 81m\u00b2. Bicycle parking increases marginally from 67 to 68 spaces, with 56 long-term and five short-term residential spaces, alongside seven non-residential spots.\u00a0<\/p>\n<p dir=\"ltr\">Bay station is approximately 415m to the south, or about a 5-minute walk, while Rosedale station lies roughly 500m to the northeast, and Bloor\u2013Yonge station is about 530m away, or a 6- to 7-minute walk. To the north, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/belmont-house-addition.56962\" target=\"_blank\">Belmont House<\/a> is advancing an 11-storey addition, while a series of mid-rise proposals are emerging to the west alongside <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/89-avenue-yorkville.6571\" target=\"_blank\">89 Avenue Yorkville<\/a>, under construction at 20 storeys. To the northeast and east, several high-rise proposals are in play, including <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/931-yonge.50756\" target=\"_blank\">931 Yonge<\/a> at 33 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/906-yonge-street.1499\" target=\"_blank\">906 Yonge<\/a> at 40 storeys, and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/839-yonge.47037\" target=\"_blank\">839 Yonge<\/a> with towers of 41 and 49 storeys. South of the site, the 41-storey <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/50-scollard.18422\" target=\"_blank\">50 Scollard<\/a> is under construction, alongside proposals for 50 storeys at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/yonge-and-scollard.21491\" target=\"_blank\">Yonge and Scollard<\/a> and 63 storeys at <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/30-scollard.46984\" target=\"_blank\">30 Scollard<\/a>.<\/p>\n<p dir=\"ltr\">UrbanToronto will continue to follow progress on this development, but in the meantime, you can learn more about it from our Database file, linked below.
