A Site Plan Application followed later that year, with a preliminary Notice of Approval Conditions issued in November, 2023 as the project advanced toward implementation. Changing market conditions ultimately stalled the condominium model, and the ownership group entered receivership in June, 2025. Following a court-approved sale finalized in early 2026, the new ownership has moved to revise the proposal through a Minor Variance application and Site Plan resubmission.

<imgx class="image-display_default" src="https://cdn.skyrisecities.com/sites/default/files/images/articles/2026/03/60668/60668-195682.jpeg" data-entity-uuid="insert-display_default-64bf9226-986a-4602-a3eb-ac302bdff8d2" data-entity-type="file" alt="Previous, 270 Sheppard West, Toronto, designed by Kirkor Architects Planners for Addington Developments & Mutual Development Corporation" title="Looking northeast to the previous plan, designed by Kirkor Architects Planners for Addington Developments & Mutual Development Corporation" onclick="photo('https://cdn.skyrisecities.com/sites/default/files/images/articles/2026/03/60668/60668-195682.jpeg', true, 'Looking northeast to the previous plan, designed by Kirkor Architects Planners for Addington Developments & Mutual Development Corporation'); return false;">Looking northeast to the previous plan, designed by Kirkor Architects Planners for Addington Developments & Mutual Development Corporation

The revised scheme maintains a mid-rise form, but while the earlier OLT-approved proposal was limited to 9 storeys at roughly 30m, the updated design modestly increases height to 10 storeys and 36.6m, and refines the massing in line with the City’s 2024 Mid-Rise Building Design Guidelines.
