The approvals span low-rise infill to multi-tower communities, collectively introducing 7,855 new residential units. A significant share of this pipeline is purpose-built rental housing, with 3,019 rental units approved, including 371 secured affordable rental homes and 438 rental replacement units tied to redevelopment sites. Several approvals also incorporate community infrastructure, including a new YMCA facility in North York, and production studio space in the Port Lands. All the numbers are detailed below.<\/p>\n<p><strong>Downtown<\/strong><\/p>\n<p><a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/150-queens-wharf.45317\" target=\"_blank\"><strong>150 Queens Wharf<\/strong><\/a><br \/>City Council approved a Zoning By-law Amendment for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/150-queens-wharf.45317\" target=\"_blank\">150 Queens Wharf<\/a>, a purpose-built rental development planned at Fort York Boulevard and Queens Wharf Road at the west end of CityPlace. Designed by <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/karakusevic-carson-architects.48238\" target=\"_blank\">Karakusevic Carson Architects<\/a> with <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/teeple-architects.8068\" target=\"_blank\">Teeple Architects<\/a> as Architect of Record for <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/toronto-community-housing-corporation.7842\" target=\"_blank\">Toronto Community Housing Corporation<\/a> and <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/createto.7659\" target=\"_blank\">CreateTO<\/a>, the project would rise 37 storeys (138.69m), delivering 268 rental units. The unit mix is evenly split between 134 market-rate and 134 affordable rental homes. The proposal also includes 1,489m\u00b2 of retail and 4,634m\u00b2 of production studio space.
