Together, the decisions greenlight 16,484 residential units, led by the 14,000-unit Ookwemin Minising waterfront community. While the majority of approvals are residentially-focused, some settlements hinged upon new community benefits.<\/p>\n<p><strong>Central<\/strong><\/p>\n<p><a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/506-church.42831\" target=\"_blank\"><strong>506 Church<\/strong><\/a><br \/>City Council accepted a settlement offer for <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/projects\/506-church.42831\" target=\"_blank\">506 Church<\/a>, a revised mixed-use proposal at Church and Maitland streets in Church-Wellesley. Previously approved at 14 storeys, <a rel=\"nofollow noopener\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/graywood-developments.7727\" target=\"_blank\">Graywood Developments<\/a> then reapplied but for 48 storeys but was rejected. Designed by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/diamond-schmitt-architects.7975\" target=\"_blank\">Diamond Schmitt Architects<\/a> with heritage oversight by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/era-architects.7982\" target=\"_blank\">ERA Architects<\/a>, the settlement scheme would rise 18 storeys (65.45m) and deliver 191 condominium units above 583m\u00b2 of retail space. Council directed the City Solicitor to attend the Ontario Land Tribunal in support of the settlement, with the final Order to be withheld pending completion of the final Official Plan and Zoning By-law amendments. Led by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/waterfront-toronto.7861\" target=\"_blank\">Waterfront Toronto<\/a> in partnership with <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/createto.7659\" target=\"_blank\">CreateTO<\/a>, the long-range plan covers a large waterfront district bounded by the Keating Channel, Inner Harbour, Polson Slip, and the Don Roadway, with approximately 14,000 residential units planned across 48 acres of developable land alongside 50 acres of parks and greenspace. Council\u2019s decision advances a mediated outcome following earlier Tribunal proceedings, authorizing release of the public settlement directions while the balance of the City Solicitor\u2019s advice remains confidential. Designed by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/rosario-roy-varacalli.8054\" target=\"_blank\">R. Varacalli Architect<\/a> for <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bazis.7643\" target=\"_blank\">Bazis Group<\/a>, the updated scheme would comprise three buildings rising 14, 26, and 29 storeys (52.4m, 87.27m, and 94.91m), delivering 1,022 residential units above 697m\u00b2 of retail space. Designed by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bdp-quadrangle.8043\" target=\"_blank\">BDP Quadrangle<\/a> for <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/blauson-asset-management.46106\" target=\"_blank\">Blauson Asset Management<\/a>, the development would comprise two towers rising 25 and 29 storeys (87.9m and 100.7m), delivering 483 condominium units. The proposal, designed by <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/bdp-quadrangle.8043\" target=\"_blank\">BDP Quadrangle<\/a> for <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/tridel.7852\" target=\"_blank\">Tridel<\/a> and the <a rel=\"noopener noreferrer nofollow\" href=\"https:\/\/urbantoronto.ca\/database\/companies\/ymca-greater-toronto.45964\" target=\"_blank\">YMCA of Greater Toronto<\/a>, calls for two 48-storey condominium towers and a rebuilt 3-storey YMCA community centre at Bayview Avenue and Sheppard Avenue East, with a total of 1,115 residential units and 6,671m\u00b2 of institutional space.
