The proposed 800-bed major trauma and general hospital would replace ageing facilities at the 175-year-old west London site, where mounting maintenance problems and the discovery of reinforced autoclaved aerated concrete have accelerated the need for redevelopment.<\/p>\n
The scheme would create a single high-rise hospital building rising to 156m above ground level, making it slightly taller than Guy\u2019s Hospital at London Bridge, despite having two fewer floors.<\/p>\n
It will be built at South Wharf Road, bringing together services currently spread across multiple buildings and freeing up land for wider regeneration.<\/p>\n
The project team hopes to submit a planning application in spring 2027, paving the way for construction to start around 2030 if approval is secured.<\/p>\n
The ambitious timetable would see the hospital completed by 2035, significantly ahead of the current New Hospital Programme schedule, which would not deliver a replacement until at least 2043.<\/p>\n
St Mary\u2019s is one of the oldest hospitals in the NHS estate and home to London\u2019s busiest major trauma centre.<\/p>\n
The trust said backlog maintenance costs have increased by \u00a3157m over the last four years, while structural concerns forced the partial closure of the outpatient building last year after RAAC was identified.<\/p>\n
Designed by architects Allies and Morrison and HOK alongside development partner Stanhope, the replacement hospital will include a rooftop helipad, teaching and research facilities, and landscaped roof gardens.<\/p>\n
The wider masterplan also proposes new public spaces, expanded life sciences facilities and improved links to the Grand Union Canal and surrounding streets.<\/p>\n
The trust intends to keep the existing hospital operational throughout construction before redeveloping the remaining parts of the site once services transfer into the new building.<\/p>\n
