In this week’s snapshot UrbanToronto Pro Instant Report, our focus is Newmarket, just west of its charming downtown area. Through the Custom Location Report, powered by data from our UTPro service, today’s report is centred on 360 Davis Drive. This family-oriented area in northern York Region of the Greater Toronto Area boasts a rich history. Newmarket GO station is conveniently located within our 800m circle.
As of mid-2023, the neighbourhood and its surrounding area are beginning to experience a new wave of infill through mid- and high-rise condominiums, that promise to bring a fresh dynamic to the area. There are five projects in the pre-construction phase, two under active construction (with one phase completed at one of them), and another recently completed project contributing to this atmosphere of growth. The developments, a blend of commercial and residential projects, are set to incrementally transform this historic Newmarket neighbourhood.
The one fully completed development in the area is was finished in 2022. King George School Lofts & Townhomes stands as a beacon of adaptive reuse, transforming the heritage King George School into a vibrant residential complex. Designed by AUDAX architecture for The Rose Corporation, the project offers a blend of townhouses, condominiums, and freeholds within four 2-storey buildings.
Phase 1 of The Davis – Residences at Bakerfield is creating a buzz as Newmarket’s first new condominium development in 30 years. The first of three phases with the other two still under construction, this complex is also developed by The Rose Corporation, this time with architecture by RAW Design. Located at 175 Deerfield Road construction is underway on phases 2 and 3, with phase 1 already standing 15 storeys and boasting 219 units.
Projects in planning and/or sales phases here include a proposed mid-rise condo at 201 Davis Drive which would stand six-storeys and offer 147 units upon completion, enhancing the residential diversity of the Bristol-London area. Developers Mosaik Homes and Bazil Development Inc have partnered on this project featuring a design by SRN Architects Inc.
Delving deeper into the data, some intriguing trends emerge. The projects around 360 Davis Drive showcase a diverse range of heights as Newmarket welcomes a new wave of condominiums, with the maximum building height to reach 47m. The average height, however, remains modest at 16.4m. Moreover, the total number of dwellings across these developments is set to total 940, demonstrating the area’s substantial growth potential.
Activity in the Downtown and Bristol-London neighbourhoods illuminate central Newmarket’s current evolution. The ongoing projects in the surroundings of 360 Davis Drive show us the area is bound for incremental growth, holding out the promise of a more vibrant mix of residential and commercial spaces for the area.
