Maison 77 Clarendon is coming closer to completion in Toronto’s South Hill neighbourhood, south of St Clair Avenue West and between Spadina and Avenue roads. This five-storey luxury condominium, designed by Richard Wengle Architect for Menkes Developments, blends its Art Moderne theme with contemporary architectural elements. Located at the southeast corner of Clarendon Avenue and Russell Hill Road, the boutique residence is surrounded by the lush greenery and is steps from Sir Winston Churchill Park.
Since UrbanToronto’s last update in November, 2024, much of the scaffolding has been removed, revealing the building’s detailed facade. Maison 77 Clarendon features expansive glazing framed by bronze-tinted metal mullions, complemented by white masonry cladding precast accents.
This view looking southwest showcases the northeast corner, where the building’s Art Moderne design is evident in its curved facade and material palette. The rounded balconies on the first three storeys have wooden railings as temporary safety measures, while a square balcony on the fifth floor is also enclosed by fencing. We see the depth of the concrete parapet wall on the fourth storey that wraps around the curved corner. With the scaffolding now removed, we see the decorative frieze along the parapet wall. Blue weatherproofing material lines sections between the first and second storeys, marking areas where dark spandrel panels will be installed.
The construction hoist at the northwest corner is flanked by scaffolding wrapped in protective white tarps. This scaffolding shields ongoing cladding work, with visible sections of light and dark blue weatherproofing materials. At grade, construction materials and equipment are staged.
This view looking northeast highlights the west elevation, where the scaffolding covered in tarp extends up to the setback, emphasizing the recessed massing of the southwest corner. This area features balconies tucked into the step-back, framed by three vertical columns of windows on each side. On the south end, a broader expanse of floor-to-ceiling glass spans levels two through five. Up top, skylight structures bring light to a penthouse unit.
The south elevation overlooks the ravine with an expansive facade of floor-to-ceiling windows, framed by projecting balconies on either side, all still waiting for balcony guard installation. The second-floor balconies are recessed, while the first floor displays large windows on the left and centre above the uneven terrain ascending towards the east. Construction materials are staged in the narrow eastern passage between the building and an adjacent low-rise.
This southeast-facing view highlights the east elevation, showcasing its own expansive window wall framed by mullions on the south side, transitioning into two vertical columns of windows before meeting the curved balconies at the northeast corner. Construction crew members are active on the rooftop, secured behind construction fencing along its perimeter. At grade along Clarendon Avenue, construction materials are staged alongside several vehicles, including a red compact forklift, a white telehandler, and a yellow skid steer loader.
Standing 22.1m, Maison 77 Clarendon will house 20 exclusive suites.
