Lifetime Developments and Pinedale Properties‘ XO2 Condos has topped off. UrbanToronto’s last update was in December, 2023, when the building was just rising above grade. Designed by Turner Fleischer Architects the 19-storey development is slated for occupancy later this year. Located at the northeast corner of King Street West and Dufferin Street, it follows XO Condos, which sits opposite at the southwest corner and began occupancy in September, 2023.
In this south-facing view from July, 2024, XO2 stands topped off. The eastern, 13 storey volume, is topped by a derrick to facilitate the removal of the eastern crane. Cladding and glazing are in place up to the 17th floor of the tower, while concrete columns are visible on the uppermost levels, awaiting cladding to finalize the structure. The mechanical penthouse roof slab is already poured on the right side.
The second crane was removed by November, 2024. Looking west, the lower four-storey volume is clad in textured brick, wrapping around the structure. Above, a seven-storey stepped volume features recessed rectangular openings of varying sizes, framed by dark mullions and spandrel panels with glazing now installed up to the 19th floor. A glass railing now lines the fifth-floor terrace.
By February, 2025, the removal of hoarding and scaffolding along most of the south elevation revealed widened concrete sidewalks with tree pits along King Street West. The building’s ground floor is glazed with curtainwall that encloses the lobby and retail spaces. Above, the second through fourth floors cantilever over the sidewalk, with a clean white concrete soffit. XO Condos can be seen in the background to the left.
Looking southeast across Dufferin Street, cylindrical concrete columns support a second-floor canopy over the vehicular entry. Step-backs on the fifth and eighth floors transition toward the tower above. On the west elevation, glass balcony railings are installed, though sections near the southwest corner remain incomplete where the construction hoist remains in place. The north elevation features inset balconies with glass guards.
This month, an aerial view looking northeast shows the mechanical penthouse clad in alternating dark and light grey panels, other than at the southwest corner where weatherproofing material remains exposed following the recent removal of the construction hoist. Balcony guards on the upper four floors in this corner similarly await installation. The hoist has been mostly dismantled, with yellow framing still visible beside the podium levels where brick cladding also remains to be completed.
At street level, landscaping and sidewalk work are ongoing along the west elevation and the southwest corner, with freshly smoothed soil awaiting further treatment. A small red excavator positioned at the northwest corner signals continued site preparation as the project nears its final stages.
XO2 stands at 71.7m, surpassing XO at 53.64m, and will house 410 units.
